Special Assessment Fee

Gap Creek has always been one of Sherwood’s finest and most sought-after neighborhoods. Our parks, trails, and green spaces are amenities that many families find very appealing. These amenities, however, require constant upkeep and maintenance to keep them looking and functioning their best. As our community has matured, some common property is beginning to show its age and needs to be replaced. Many of you have noticed that the split rail fence around Meadowbrook Park has begun to rot and is starting to fall down. We have been nursing the fence along for several years now with “patches” and extra braces but it has become apparent that these efforts are not going to work anymore. The fence has deteriorated to the point that it needs to be replaced for both aesthetic and safety reasons. The deterioration adversely affects the Gap Creek signature feature and poses a risk to all who visit our park with so many of the posts and rails rotting and beginning to fall. To protect our community value and the safety of our residents, the Board of Directors, having considered all of the options, has decided we need to replace the fence as soon as possible.

Over the past two months, the Board of Directors has taken several bids from different fence companies. We have decided to replace the old fence with a similar looking post and rail fence made of red cedar that will compliment the area décor. The estimated cost to tear down the old fence and put up the new one is around $11,000. If you were at the annual January Association meeting, you know that we only have $3500 available for fence repairs. It was suggested at the annual meeting that a “special assessment” be collected from the members to help cover this expense. The BOD voted last month to do just that and has decided a $50 special assessment fee is needed from each property owner.


Each property owner will be receiving a letter in the mail detailing this information and the necessary forms to submit your payment for this upgrade to our community. We ask that this be submitted prior to July 1, 2010.

HOA Annual Meeting - 1/12/10 7:00 PM

The Gap Creek HOA Annual Meeting will be held at Friendship Baptist Church on Tuesday, January 12th at 7:00 PM. There will be several agenda items and presentations concerning the HOA by the Board of Directors and others throughout the community. All current residents of Gap Creek are welcome to attend.

Grass and Yard Waste

Please remind your yard care professionals that it is unacceptable to dump grass clippings and other yard waste on other property or common areas throughout the neighborhood. The city of Sherwood will pick up all yard waste left on the curb on a weekly basis during the summer months. If your yard care professional cannot remove the waste please encourage them to take advantage of the city's program.

Hail Damaged Roofs

Back on June 30th, Sherwood had a fairly substantial hail storm roll through the area. Surely you have seen all of the hail storm repair shops and hail damage sales at dealerships. You may have also noticed a number of roofs in our neighborhood being repaired as well.

The Board of Directors would like to encourage our homeowners to make contact with roofing professionals to ensure your roof was not impacted. Most insurance claims have a time limit from the time of the event to when a claim is valid. Time may be of the essence if you haven't had your roof inspected lately.

Please beware of scams and use reputable companies that you (or someone) knows and would recommend to your friends.
